The WELL certification

WELL is a voluntary certification programme developed in 2014 by the company U.S.Green Building Council (USGBC) of which ESA engineering has been a member since 2017.

The WELL certification, managed by the WELL Building Institute (IWBI), is issued by the GBC and other authorised bodies. In Italy, the promotion is carried out by the International WELL Building Institute™.

The objective of the certification is to evaluate the property, considering aspects related to people’s well-being, such as environmental sustainability, landscape protection and the use of renewable resources. Particular attention is given to the building’s users. The comfort of the occupants or inhabitants will, in fact, be subject to evaluation.

The version of the protocol currently in force is WELLv2 (updated to 2018).

In the WELL certification stage, projects earn points based on the performance results achieved, the design and operational strategies, reaching one of four certification levels:

Bronze (<50 points), Silver (> 50 points), Gold (> 60 points), Platinum (> 80 points)

The analysis approach evaluates the satisfaction of parameters from 10 Categories:

  • Air– promotes inspections of the air quality inside the building, the use of non-toxic construction materials and particulate filters, such as constant monitoring and maintenance of systems dedicated to air exchange.
  • Water– promotes inspections on the quality of water intended for consumption by the occupants, evaluating the elements dissolved in it (metals, disinfectants, etc.), contaminants and the presence of legionella;
  • Nourishment– encourages “food awareness” by acting on the quality of the food offered within the structure, promoting the availability of fruit and vegetables;
  • Light– rewards the adoption of strategies to improve the visual comfort of occupants by increasing the use of natural light, providing an adequate level of light for all work environments;
  • Fitness– encourages the adoption of a more active life through layout strategies such as: the presence of exposed and easily accessible stairs, the presence of indoor gyms and / or outdoor spaces for sports activities;
  • Comfort – promotes thermal comfort suitable for all occupants. It therefore favours heating systems with radiant panels, monitoring of internal temperatures and humidity;
  • Sound– stimulates the achievement of maximum acoustic comfort within the premises, using sound-absorbing or masking systems between adjacent spaces;
  • Materials– rewards the use of sustainable and recyclable materials, locally sourced and with low environmental emissions. It includes the proper management of waste, both in the construction and in the operational stage, and the use of “Green Cleaning” products;
  • Mind – promotes the link between nature and the human being and people’s awareness of their state of health and well-being through the creation of adequate spaces to rest, promoting a strong bond with nature and the option to take part in meditative and relaxation activities;
  • Community – promotes maximum accessibility of the building and supports the lives of the occupants: incentives for families and support for the health of the occupants.
